What counts as a pencil
A pencil is one pro-forma: one site, one exit. A copy you make with Duplicate is a pencil of its own. Delete one and the slot is yours again.
You do not need an account to start. Your first pencil lives in your browser, and signing in keeps it. It is kept even if your account already holds 1 pencil, so nothing you built is lost at sign-in. You just cannot start another until you are back under the limit.
When Pro opens
Pro is not on sale yet, and nobody is being charged for anything. When it opens, it will cost $49 a month in US dollars. You will only pay if you choose to upgrade. Starter stays free.
That commitment is part of our Terms of Service, not just a promise on a marketing page.
Starter gives you one pencil, to get a feel for pencilab. Pro is where a project that pencils gets funded: advertise it in the deal room and we connect you with mortgage brokers for the senior debt and with accredited investors who can come in as limited partners. Pro also gives you unlimited pencils and AI-powered research into each site and its market. Research and the deal room are being built now.
